The Challenge

What the client needed to solve

A Prague-based architecture practice had won the commission to renovate a historic primary school in Prague 2. The building had been constructed in the 1930s and no reliable as-built drawings existed — only a partial set of schematic plans that were known to differ significantly from actual construction. The practice needed accurate existing-conditions documentation to begin renovation design. A traditional measured survey would have required two weeks on site with a large team and still would not have captured complex ceiling heights, structural irregularities or the concealed MEP routes that a renovation would need to work around.

Our Solution

How The Zenith Visions delivered

The client's site team conducted a terrestrial laser scan of the building over three days and provided the resulting RCP point cloud files. The Zenith Visions processed the 14 scan positions into a registered, unified point cloud in ReCap and began modeling in Revit against the cloud. Each room was modeled to LOD 300 — walls to actual thickness, floors to actual level, openings to measured dimensions. Structural irregularities visible in the cloud were modeled as found, not averaged. A complete set of as-built floor plans, sections and elevations was produced from the model and delivered to the practice in Revit 2024 and PDF.

  • 14-position point cloud registered in Autodesk ReCap; deviation within ±5mm per position
  • LOD 300 architectural model: walls, columns, floors, ceilings, openings, structural members
  • All door and window openings modeled to measured dimensions from cloud
  • Structural irregularities and ceiling height variations captured as-found
  • MEP chase routes and visible distribution modeled as reference elements
  • Complete as-built sheet set: floor plans, reflected ceiling plans, sections, elevations
The Results

Measurable outcomes

18
business days from cloud receipt to model delivery
±5 mm
tolerance maintained across all modeled elements
3 wks
design start acceleration vs. measured survey
0
as-built discrepancies found during renovation design
We have used measured surveys for every renovation project for fifteen years. The Scan to BIM model from TZV was the most accurate existing-conditions document we have ever worked with. The renovation design process was completely free of "the drawings don't match the building" surprises.
