Project Overview
Developed for an 800,000 sq. ft. residential community comprising 24 individual houses, this project demonstrates our expertise in delivering coordinated BIM models and immersive visualizations for large-scale residential developments. From detailed building modeling to multidisciplinary coordination and photorealistic presentations, every aspect of the project was executed to support efficient design reviews and construction planning.
Rather than modeling each house independently, we developed a coordinated BIM workflow across the entire community. Every residence was modeled to LOD 350, integrating Architecture, Electrical, and MEP systems into a unified model. Through comprehensive clash detection and coordination, we ensured consistency across all units while minimizing design conflicts before construction.
Our Scope of Work
- LOD 350 BIM Modeling – Developed detailed BIM models for all 24 residential units using ArchiCAD, maintaining consistency and accuracy throughout the community.
- Community & Site Modeling – Created the complete residential development, including the master site layout and all individual homes within the project.
- Multidisciplinary BIM Coordination – Integrated Architectural, Electrical, and MEP systems into coordinated models for improved constructability.
- Clash Detection & Quality Control – Performed comprehensive coordination and clash detection using Navisworks to identify and resolve conflicts before project delivery.
- Visualization & Presentation – Produced high-quality photorealistic renders and cinematic walkthrough animations using Lumion, with final presentation enhancements completed in Photoshop.
